The three phases
Post-construction cleaning is not one visit. Treating it as one visit is why final cleans get redone at the client's expense.
- Rough clean: after framing and drywall, before finishes. Debris removal, sweeping, sticker and label removal, gross dust knockdown.
- Final clean: after trades are finished. Full detail of all surfaces, fixtures, glass, floors, and washrooms.
- Touch-up clean: immediately before handover or occupancy, after punch-list work has kicked up new dust and fingerprints.

Getting the timing right
Book the final clean only after the last dusty trade has left. If painters, drywall patchers, or flooring installers return after the final clean, you will pay for a second visit. The reliable sequence is: punch list identified, dusty work completed, final clean, then touch-up clean the day before occupancy.
For occupied buildings undergoing renovation, schedule cleaning nightly during the project rather than only at the end — dust migrating into working areas generates far more complaints than the construction noise does.
